Easement a right to cross or otherwise use someone else's land for a specified purpose.
Easement appurtenant easement that benefits one parcel of land, known as the dominant tenement, to the detriment of another parcel of land, known as the servient tenement
Easement in gross a legal right to use another person's land for as long as the owner owns that land or the holder of the easement dies
dominant tenement The property (i.e. tenement) or piece of land that benefits from, or has the advantage of, an easement
servient tenement the land or tenement over which an easement or other encumbrance is exercised by the dominant tenement.
Reservation a provision in a deed creating some new servitude which did not exist before as an independent interest
Exception a provision in a deed that excludes from the grant some preexisting servitude on the land
License oral or written permission given by the occupant of land allowing the licensee to do some act that otherwise would be a trespass
